As Property Manager at GROWE Beheer you are responsible for the complete management of the assigned real estate objects. You play a key role in the commercial, financial, technical and community management of large-scale Mixed Use projects. In this role you are involved strategically, operationally and executively. In addition, you provide valuable input for consultancy assignments in the development phase, the pre-opening of new projects and you support acquisition and quotation processes.
What are you going to do?
In the role of Property Manager you are the driving force behind the management of the 2 new large-scale residential buildings that will open in Q1 2025 (Total 319 homes and various commercial spaces). You are responsible for the maintenance and management of common parts of buildings, do moving in and out, inspections, do the rental administration and conclude new rental agreements with residents. Your duties include coordinating maintenance activities, financial management, optimizing processes and the daily management of the social managers and caretakers on location. You work closely with technical colleagues and are the point of contact for clients and tenants. You have excellent communication skills to maintain and strengthen relationships.
Your specific responsibilities:
- You are responsible for managing the real estate portfolio, such as limiting vacancies, relationship management with existing tenants and contacts with internal and external partners.
- Concluding rental agreements, arranging pre- and final inspections
- You respond to calamities and incidents and know how to deal with them professionally
- You initiate and coordinate new initiatives, for example to increase resident satisfaction.
- Carrying out inspections for maintenance, changes and/or checking work performed
- Coordinating multi-year maintenance plans (MJOP)
- Health & Safety inspections
- Monitoring agreements made with tenants, maintenance parties and suppliers at a qualitative, financial and procedural level
- Preparing, together with the technical property manager, technical advice for clients
- Periodically testing the market conformity of current maintenance and supplier contracts
- Preparing service charge statements and rent increases, together with the finance department
- Maintaining budget and KPI reports
- Communication with stakeholders (including client, social manager and tenants)
- Activating communities, contributing to a pleasant and inclusive living environment
